You can probably drive the Broadstone Parkway roundabouts with your eyes closed by now. We do them with a ladder rack and a truck bed full of light bins, which is a different sport. Who we are and what we bring
A family crew, based in Folsom, a few minutes up East Bidwell Street from you. Lights, clips, cords, timers: all of that rides in with us. You don’t dig through the garage for a bin labeled XMAS.
When the season’s over we’re back in January to pull the whole display off the house. That part matters. Nobody wants to be the house with lights still on the gutter in March.
Broadstone’s HOA map is a patchwork
Broadstone was laid out as separate villages between Highway 50 and East Bidwell, and we couldn’t confirm one association that covers all of it. Some villages have their own. Whether your street has one is something we couldn’t check from the outside, so look at your closing papers.
The attached homes and condo clusters are the ones to watch. Some of those associations are full service, the kind that maintains the roof and the siding. If the association owns your roofline, it gets a say in what’s clipped to it. Ask before you book us.
If your village does have an association, tell us what its current rules allow. Our ladder days, up in the fall and down in January, get pinned to those. If it doesn’t, pick whatever date you like.
Quick note so nobody’s confused: Broadstone Estates, the newer community south of Highway 50, is a separate place with its own setup.
How a Broadstone Christmas light installation goes together
The bulk of these villages got built in the late 1990s and early 2000s. Midsize tract homes, mostly. On a two-story plan, roofline lights mean a long first-story eave over the garage, a gable above it, and usually a peak or two worth outlining. Every clip grips the gutter lip or the roof edge. No staples, no nails, no holes.
The ground rolls out here. A driveway that tilts is no big deal for parking and a very big deal for ladder feet, so we level up before anybody climbs. It’s slower. We like our ankles.
The hills are dotted with oaks, and if one landed in your front yard, lucky you. A tree wrap on an oak trunk and its lower limbs is the best-looking thing we do. Our tree wrapping page shows how it’s done without choking the bark.
Back up to a green belt or one of the bike trails? Then your rear eaves have an audience. Walkers, joggers, half of Gold Ridge Elementary on scooters. We can run the back roofline to match the front.

Does Broadstone have an HOA rule about Christmas lights?
There’s no single association we could confirm for all of Broadstone. It varies by village, so check your own closing papers or dues statement. If you have one, tell us its rules and we’ll schedule around them.
I own an attached home in Broadstone and the association maintains the roof. Can you still hang lights?
Ask your association first. When it’s responsible for the roof and siding, it usually decides what can be attached. Entry garland, a wreath and column wraps are often an easier yes than the roofline.
My driveway slopes. Is that a problem for the ladders?
No. Sloped driveways are common on Broadstone’s hills, and we level the ladder feet before anyone goes up.
Is Broadstone Estates the same neighborhood?
No. Broadstone Estates is a newer community south of Highway 50 with its own association. We work there too, but the rules are separate.
